Dover Road
The Singapore government plans to change the zoning of a piece of land at Dover Road to residential use with commercial space on the ground floor. The site, which is about the size of two soccer fields, is currently an undeveloped plot of land that is subject to detailed land use planning. As of the 2019 Master Plan, the site had not been zoned for any specific use.
Brief description of the Dover Road site
In a recent amendment to the URA Master Plan, the authorities propose to rezone the area for "residential with commercial on the first storey" with a plit ratio of 4.2 times. This site is part of the last major vacant parcel in the area. The large land parcel is bounded by Dover Drive and the AYE.
In addition, the subject vacant land parcel is expected to be the first to accommodate residential development, with more residential projects anticipated in the surrounding vicinity. Future developments in the large vacant land parcel are likely to feature a mix of private residences and HDB flats, catering to a range of residents with different housing budgets.
Reasons why the future development on this site will be popular with residents and homebuyers
The site is located 350 metres or about a 5-minute walk from the One-North MRT Station, providing residents quick and convenient access to public transport. Additionally, One-North is a business park and home to several businesses, meaning residents who works at One-North and live in the future residential developments on the subject site and surrounding plots could enjoy a short commute to work.
There are many school located near the subject site too. Fairfield Methodist Primary School, which is among the top 30 most popular primary schools in Singapore, is about 230 metres from the subject site. This allows for children living on the Dover Road site to have priority admission to the school. Some other prominent schools include Fairfield Methodist Secondary School, Anglo-Chinese Junior College, S.I.T @ Dover and National Unversity of Singapore.
Reasons why site could be used for private housing development
The subject site is about the size of two soccer fields. With a relative high plot ratiot of 4.2 times, it is likely that a private condominium developments would be built on it. It is less likely for the site to be used for HDB development because most HDB projects usually occupy larger site areas.
In addition, within the One-North area, there is no HDB flats currently zoned as "residential with commercial on first storey". All the land parcels that area zoned "residential with commercial on first storey" are private residences, from those at Slim Barracks Rise to Media Circle.
Given the site's relatively small size and high plot ratio of 4.2 times, it is likely to be developed into a condominium projects with about 650 units.
